A working remodeler walks the whole property, roof included, and sends you a report with photos, a fix list and a price for every item. Approve what you want and we fix it.
What we check
Small things now, so they do not become big ones.
Roofing, plumbing, tile, drywall and bathrooms are our daily work, so we know what is cheap to fix today and expensive later.
Roof
We go up. Lifted or missing shingles, flashing, vent boots, and sealant on exposed nail heads to extend roof life.
Plumbing
Toilets that run or do not flush, worn flush valves, faucets, shower heads, leaks under sinks, water heater condition.
Dryer vent and air
Clogged dryer vents (a fire risk), dirty returns and filters, vent covers, bath fans.
Walls and paint
Holes in drywall, water stains, mold-marked areas, failed caulk and patches that need paint.
Doors and garage
Loose handles, locks, hinges, weather stripping, garage door and opener problems.
Floors, tile and baths
Carpet and vinyl damage, loose or cracked tile, grout and caulk, tubs and showers.
The report
A clear file you can act on or send to your owner.
Every problem has a photo, a plain description, how urgent it is and a price. Use it for your budget, a tenant deposit claim, a purchase negotiation or an owner update.

This is a contractor's repair assessment with pricing. It is not a TREC real estate home inspection for a purchase contract. If you need that, hire a licensed inspector and send us their report: we can price and do the repairs.
